Lyon Part-Dieu: real estate (invest, set up and relocate)
A European-scale business and services district with ambitious real estate projects and with interconnections to the world.
At the heart of the Lyon urban area, the district is designed around the railway station and its direct connections with Paris and Europe.
In 2011, the Leslys tramway line will directly connect the district to the international airport in 25 minutes.

The 2nd French largest district continues to develop
Currently, the Part-Dieu includes 850,000 m2 of offices, along with the central economic and strategic operations for the urban area:
- local and national government,
- headquarters for regional banking institutions, insurance companies, major corporations, and
- major consulting and engineering firms.
This foundation gives confidence to investors, since 22% of the services sector demand was invested in the Part-Dieu in 2008.
New projects: opportunities
The district’s dynamism continues to grow, and new projects are emerging, particularly in the northern sector of the district:
2009
- Anthemis building: 19,900 m2 of offices (La Buire ZAC [Mixed Development Zone])
- on the other side of the Boulevard Vivier Merle,
- Open 6: 5,730 m2 of office space and
- Le Carat building: 12,500 m2 (Thiers ZAC)
2010
- Oxygène Tower: 28,000 m2 of offices
Late 2011
- Lugdunum building (Brotteaux district), currently under renovation: 20,000 m2 that can be used as offices
2013
- Incity Tower: 40,000 m2 of offices
Project Focus: Oxygène Tower
In a prime location next to Part-Dieu TGV station and regional shopping centre, the Oxygène Tower – Lyon's second high-rise building – will offer the following:
- 39,000 sqm (net floor space) in total
- 28,000 sqm (net floor space) of offices, of which 16,000 sqm (net floor space) is currently being marketed
- Cours Oxygène: 11,040 sqm (net floor space) of retail space adjoining Part-Dieu Shopping Centre.
Open to the public in early 2010
The project was purchased in 2005 by real-estate firms RODAMCO and REDEVCO.
