Lyon Gerland: real-estate (invest, set up and relocate)
Located at the south entrance to Lyon close to the beltway and the highway, the Lyon Gerland district continues its modernization by attracting an increasing number of smaller innovative businesses.
Although lodgings continue to be built over the entire Lyon Gerland area, there is a preference for office buildings in the north, and the Biopôle is anchored in the south.
An efficient and vital territory
Formerly an industrial district, Lyon Gerland has turned the corner toward innovation while maintaining its industrial heavyweights: Velan, Babolat, Nexans, SITL and Thermilyon.
Today, the district benefits from social and professional mixing that is leading to great economic dynamism.
With a transformation accompanied by an ambitious urban project, the district is home to a broad variety of industrial and service industries and shows good demographical growth.
Accessibility
The Jean Macé station is central to the Lyon Gerland district: with 5,000 daily travelers, it is Lyon’s third-largest station.
Around it, the multimodal hub links:
- several bus lines,
- metro line B,
- tramway T2,
- a Vélo’V station and
- an Autolib’ station.
In 2014, metro line B will be extended to Oullins, and tramway T1 will connect Lyon Confluence and Debourg to reinforce the links between these two districts undergoing an economic, urban and demographic boom.
An alternative to Lyon Part-Dieu
With prices that are less by 20% than those of Lyon Part-Dieu, Lyon Gerland is driven by a complementary dynamic of development and innovation.
A pool of around 30,000 jobs makes this an attractive territory for offering company services.
In addition to major cultural and sports facilities like the Tony Garnier Hall or the Gerland stadium, it features the city’s second largest urban park along the banks of the Rhône.
It is also home to:

This stimulating environment motivates the implantation of innovative smaller companies and the development of projects in the areas of vaccines, diagnosis and immunology.
Biopôle moves forward
With the Charles-Mérieux Campus project, the agglomeration aims to reinforce scientific and university excellence over the territory.
The Center for Advanced Research will soon bring together
- the House of Social Science Research,
- the Blaise Pascal Center and
- the House of Insurance and Actuarial Science.
New infrastructures will house collaborative R&D projects:
- the Center for Infectious Diseases,
- with 1,980 m² of P2 and P3 laboratories and
- 80 public and private research scientists;
- the acCInov innovation platform, which will be delivered in 2013.
In 2017, the Technological Research Institute for Infectious Diseases, which will be housed in a new 30,000 m2 real estate complex, will strengthen the position of Lyon Gerland as a reference in scientific and technological innovation for biomedical purposes.
Two new projects
Techsud, a 19-hectare business park
This program proposes 100,000 m2 of net surface area divided into offices (80%) and activity areas (20%), since public areas have already been finished.
Genzyme, a world leader in medical biotechnology, currently occupies 3.7 hectares with a 22,000 m2 bio-production unit.
Adapei is also installed in the park and offers services to employees, such as dry cleaning, meals and upkeep of green areas.
Techsud is located inside the Lyon Gerland Biopôle close to Avenue Tony-Garnier.
The Girondins business area
Located in the north of the Lyon Gerland district, this 17 hectare territory is one of the last major land development areas in Lyon city center.
It is a mixed project aiming to create a new urban center, an exceptional opportunity in the heart of Lyon Gerland.
The program includes 100,000 m2 of net surface area for offices, with 30,000 m2 deliverable within two years.

Start-up incubators
- Tony Garnier business incubator:
- 1,000 m2 of space reserved for young innovative companies from a total office area of more than 3,300 m2;
- at the end of 2011, the incubator is 90% full and has 12 start-ups.
- Chateaubriand business incubator:
- 2,650 m2 of space, where
- six young companies are developing in the biotechnology and information and communication technology sector.
Technological research institute, worldwide center for infectious diseases
In 2017, the implantation of the technological research institute at the heart of a 40,000 m2 real estate complex will give the Lyon Gerland Biopôle the status of a worldwide reference campus for scientific and technological innovation for biomedical purposes.
Meeting tomorow's challenges
Powered by funding from the French government, Greater Lyon, the Rhône-Alpes Region and leading industrial companies (Sanofi, Institut Mérieux and Danone Research), the Foundation must create the conditions for effective synergy between infectious disease players to meet three challenges:
- take overall and personalized charge of the infectious diseases that cause 14 million deaths worldwide each year, in particular respiratory diseases, diarrhea, AIDS, tuberculosis and septicemia;
- break down the barriers between research and medical applications to increase the capacity for innovation;
- promote economic development of health industries and technologies to reinforce France’s leadership on a worldwide level.
The presence of world leaders will contribute to the emergence of new start-ups and mid-sized companies.
The cumulative budget for the institute is estimated to be 800 M€ over a ten-year period.

Starting programs
At the start, three structuring programs will federate the resources of several disciplines. They will be product-oriented and use the technologies developed on the technological platforms. They will concern:
- new therapies and vaccines,
- real-time diagnosis and
- the intestinal microbiota as an indicator of health and a health product.
For the first three years, 145 M€ will be invested by public and private actors to support approximately forty R&D projects.
