Lyon Carré de Soie: signature of a lease between Alstom Transport and DCB International in May 2012 for the construction and leasing of a new site at Villeurbanne

On Tuesday 22nd May 2012, Alstom Transport and DCB International, the Lyon property developer, signed a long-term lease for the leasing of a site at Villeurbanne. To support the strong growth of activity at the Villeurbanne site and to increase performance, Alstom Transport called on DCB International to develop an implantation with 36,600 m2 of offices and adjacent buildings (test laboratories, manufacturing workshops, company restaurant, etc.). Delivery of this future center is scheduled for summer 2015.
"For some years, our site has shown strong growth, resulting in an increasing number of employees. In addition, the change in our businesses towards more engineering, industrialization and customer validation and support requires building a site which meets our new needs and strategy", indicates Patrice Houdu, Director of Alstom Transport Villeurbanne, who is very satisfied with the close collaboration undertaken for several months with DCB International for this major real estate operation.
A major real estate operation
Just a few meters from the current site, the new building will be part of the fourth business district in Greater Lyon, the "Carré de Soie", and will be located very close to the "Vaulx-en-Velin La Soie" multimodal center (metro, tramway, bus).

With over 36,000 m2 of useful surface area, this will be the largest real estate operation featuring one-person offices since the beginning of 2012 in France. In surface area, it is the equivalent of the future Incity tower in Lyon Part-Dieu, which is almost finished. This operation represents over one hundred million euros of investment for DCB International.
A reference in sustainable development
"We are especially proud that Alstom Transport has entrusted us with this project; the company chose the re-installation plan that we proposed as an optimal solution, from the economic aspect, as well as from a technical point of view, particularly as concerns energy savings. This building will represent the creation of a new sustainable development reference," says Didier Caudard-Breille, President of the DCB International group.
The new real estate complex will be the first in France to receive both HQE and BREEAM certification, since it incorporates RT2012 regulations.
Outstanding features of the future building include centralized control (activation of blinds in case of excess sun, modulation of lighting according to outside luminosity, tracking of consumption), a system for recovering rainwater for planted areas and a way to recover energy created by elevator operation to promote sustainable development.
With sustainable mobility in addition, the site will make thorough use of environmentally friendly transportation, featuring recharging posts for electric cars and bike parking lots next to buildings!
