Life sciences: commercial real estate in Lyon (France)

Sites suitable for life sciences businesses

The Lyon-Gerland Biotech Zone

Siège de Sanofi Pasteur à Lyon Gerland de nuit

The Lyon-Gerland Biotech Zone fosters innovation, business creation and start-ups.

The Gerland district is the epicenter of the global infectiology competitive cluster, the Lyon Biotech Zone, and of the advance research network, Finovi (Innovation in Infectiology). The district features:

  • global leaders in human and animal healthcare,
  • many small and medium businesses and
  • several research centers and higher education institutions,

all supported by the principal research organizations such as the National Center for Scientific Research (CNRS), National Institute for Agricultural Research (INRA), National Institute for Research in Computer Science and Control (INRIA), and the National Institute for Health and Medical Research (INSERM).

Fertile ground for innovative new companies

In this extremely stimulating environment, innovative new companies find especially fertile ground for their development:

  • cutting-edge research in the Life Sciences,
  • stakeholders with recognized skills in molecular biology, virology and bioinformatics,
  • inter-establishment collaborations stimulated by the richness of the environment and an extensive technological offering:
    • technological test and diagnostic platforms and
    • the services of the PBIL server (Bioinformatique Lyonnais).

Solutions tailored to the needs of new organizations

The Biotech Zone provides solutions tailored to the needs of these new organizations, across the different stages of their development.

A full real estate chain:

  • 400 sq. meters of business-incubator surface area for start-ups at ENS Lyon and the IBCP, and
  • 8,500 sq. meters of start-up and post-start-up premises, put in place by Greater Lyon (Châteaubriand and Tony Garnier).

Big plans

  • The Charles Mérieux Campus, which will offer all companies present in Gerland the means to conduct high-quality research in close interaction with the Biosciences, within the framework of the national Campus Plan.
  • Lyon Techsud: an urban development zone for business activities in synergy with the scientific and industrial environment of the Lyon-Gerland Biotech Zone, from the service sector to production, as well as laboratories. Techsud is the only land opportunity of this magnitude, dedicated to economic development in the Lyon area.
  • The Infectiology Center, which will enable teams specializing in Infectiology to develop exchanges and collaboration in this area.

The Infectiology Centre

The Infectiology Center is an innovation platform aiming to optimally meet the needs of the member companies of the Lyonbiopôle competitive cluster.

This project, which is under the direct management of Greater Lyon, represents an overall investment of €40 million.

Much more than a real-estate program, this center’s objective is to be a genuine “project factory” fostering collaboration and exchanges in the field of infectious diseases, by hosting public/private research teams.

Planning

  • As early as 2009, the Infectiology Center will host 150 researchers, and
  • then in 2012-2013, over 450 infectiology researchers and employees will be able to work in a new building with a surface area of 8,400 sq. meters, endowed with laboratories and high-level equipment.

Location

The Infectiology Center is on the Charles Mérieux Campus, near:

  • the Virology and Infectious Pathologies Institute (IPIVI),
  • the P4 bio-safety level 4 Laboratory,
  • the IFR128 Research Institute and
  • the Institute of Functional Genomics of Lyon (IGFL).

Finally, it will host the teams of the Finovi Foundation for Innovations in Infectiology.

Tony Garnier

This Science and Technology Business Center is located at the heart of the Gerland Biotech Zone, near:

  • the Charles Mérieux campus and
  • many biotech firms (Sanofi Pasteur, Genzyme, and others.)

The building offers 3,300 sq. meters of premises, including 1,000 sq. meters of business start-up space reserved for innovative new companies in the biotech sector.

The occupants benefit from pooled services and premises, and assistance from Novacité. At the end of 2008, the building housed 9 companies, and had an occupancy rate higher than 90%.

Chateaubriand

Located at the heart of the Gerland Biotech Zone, this building, managed by Greater Lyon, is a Science and Technology Business Center.

With a surface area of 2,650 sq. meters, it houses:

  • 5 companies in the sectors of the Life Sciences and the information and communication technologies, which take up 2,400 sq. meters, with
  • Mission Gerland occupying the remaining 250 sq. meters.

East Lyon Health Complex

BIOPARC LYON : perspective générale

The East Lyon Health Complex constitutes one of the densest scientific, hospital and training centers in Europe:

  • 8 hospitals, 2/3 of the hospital beds in the Lyon area,
  • 1,100 researchers,
  • 15 INSERM (National Institute for Health and Medical Research) units,
  • most of the employees of the 3 Research and Care Networks (Synergie Lyon Cancer, Neurodis and Centaure),
  • 10,000 students and
  • a biomedical start-up park (Laënnec).

Location

With an exceptional location at the heart of the Lyon metropolitan area, right near

  • the Bioparc,
  • Edouard Herriot Hospital, one of the top 10 healthcare establishments in the world,

the East Lyon Health Campus represents a strategic site for training and research in the biomedical field in France.

3 areas of excellence

The development strategy of the East Lyon Health Complex focuses on three areas of excellence:

  • Cancerology: through the presence in particular of Edouard Herriot Hospital, the Léon Bérard Center and the IARC of the WHO, plans to set up the National Hadrontherapy Center, which is one of only 5 of this type of facility in the world (Etoile project)
  • The neurosciences: CPER Neurocampus project, 7 mixed research units (UMRs) at the IFR19 Research Institute, CERMEP)
  • Cardiovascular Disease: (Louis Pradel cardiovascular and pneumological hospital, the INSERM-Hospices Civils of Lyon Center for Clinical Investigation - CIC).

The Laennec Start-up Park

This start-up park is the gateway to the Biotech Park, and it is reserved for new companies in the biomedical sector, offering:

  • 1,440 sq. meters of office space and premises fitted out as laboratories.

The occupants benefit from pooled services and premises, and assistance from Novacité.

At the end of 2008, the park housed 11 biotech or ICT companies and had an occupancy rate higher than 85%.

Lyon Bioparc

LYON BIOPARC®: the Life Sciences at the heart of the city

Greater Lyon has dedicated an urban site to the Life Sciences - and more specifically to the fields of cancerology and clinical research.

Objectives of Lyon Bioparc

The objective of LYON BIOPARC is to bring together in a single location in the city center, at the heart of the Rockefeller Healthcare Center, the R&D activities of the urban area, benefiting from the direct proximity

  • of research centers such as the Léon Bérard Cancer Center and the International Agency for Research on Cancer (WHO-IARC),
  • as well as over 6,000 hospital beds (general medicine, neurology, gynecology/obstetrics and pediatrics, cardiology and oncology).

In the long term, LYON BIOPARC is designed to accommodate over 40,000 sq. meters of office and laboratory space in an area of 4 hectares, which represents a huge potential for development and partnership for all Life Sciences companies.

A real-estate solution for all

LYON BIOPARC offers real-estate solutions to meet everyone’s needs: rental and sale of modular buildings to adapt to the specific layouts of laboratories and start-ups. It also features the Laënnec start-up park, which hosts new companies in the sector.

The first office and laboratory building, with 6 levels, opened in August 2007 and is already home to some 15 companies that have set up there.

LYON BIOPARC is thus a project with international scope that will powerfully boost Lyon’s reputation in the Biotechnologies.
