Greater Lyon, competitive property and real estate (France, Europe)
First regional concentration of decision-making centers and first regional services sector park, the Lyon urban area offers almost 4.3 million m2 of offices, and ample opportunities for industrial and logistics businesses.
In Lyon, where the cost of real estate is attractive, the economic infrastructure to host businesses is of no lesser quality:
- the coverage and efficiency of public transportation,
- very high environmental quality,
- broadband service installation at the sites.
There are so many reasons not to hesitate!
With a standards level unique in France, the official standards reference document for “Offices” established by Greater Lyon sets goals that go beyond the HQE approach (standard RT 2010).
Because very high environmental quality is essential to the comfort and productivity of your employees, since January 1st, 2007, a set of official standards has been applied to all new services sector construction built on land under public control.
Developed and maintained by the Local Energy Agency, it is attached to the specifications for construction bidders. These standards reference documents are in addition to the Environmental Approach to Urban Planning that has been in place since 2005 in order to ensure that every urban project initiated by Greater Lyon meets sustainable development criteria.
Today, 97.3% of Rhône companies are connected by broadband (DSL). However, broadband needs are now doubling every two years. These needs must be met through fiber optics, which is the only technology that can carry extremely high volumes of information.
Because of these very high levels of investment, providers limit installation to the most profitable areas. Greater Lyon’s goal is to optimize coverage of the region and promote the competitive dynamics that provide attractive pricing. Tomorrow’s challenge for the region is therefore to develop a competitive high speed connexion for all businesses in the urban area.
Decision-making centres, well-known national institutions, a competitive sub-contractor market, a comprehensive tertiary-sector cluster, a higher regional density of decision-making centres than Barcelona or Manchester, etc.
With reasonable rental levels, acknowledged quality of life, and excellent infrastructure, Lyon is attracting more and more companies.
Major projects
Along with la Part-Dieu, the downtown Lyon business center, additional hubs such as Confluence, Carré de Soie or Gerland are gaining momentum.
Specialized opportunities
Lyon offers a range of choices that also provide opportunities for specialization in growth business sectors: cleantech businesses, ITCs, and life science firms already have areas dedicated to them.
- More than €830 millions invested in the Lyon metropolitan area in 2008
- 43 % of investments in Lyon area are from investors who have their headquarters overseas
- Lyon is one of the Top 6 Western European Capitals for property investors *
* According to research "Emerging Trends in Real Estate Europe 2008", published by Urban Land Institute (ULI) and Price Waterhouse Coopers in April 2008
To go for Lyon rather than Paris is to choose, for example, to make potential savings of over €1.3 million per year to locate a decision-making center of 100 people in 2,000 m2 of offices.
Relocating to Lyon also means salary costs that are 5 to 15% lower and a very competitive cost per m2:
- €260/m2 for high-end office real estate
- versus €730/m2 in Paris...
