ONLYLYON will be at Mipim 2010 from March 16 to 19 at the Palais des festivals de Cannes (France) – stand R33.06 – Espace Riviera.

In 2009, €455 million was invested in corporate real estate, 50% of which came from abroad. Lyon has therefore confirmed its status as a major European metropolitan area. Rental values have remained stable despite the economic crisis, making the Lyon urban area a safe bet for investors.

Furthermore, active oversight policies for major urban projects ensure that the prospects for the metropolitan area’s future are looking bright.


Lyon – a location highly prized by businesses

39% of company directors believe that Lyon is a good place to do business (Cushman & Wakefield, October 2009) ahead of Manchester, Hamburg and Birmingham. The office, business, and logistics space occupancy rates and the limited increase in costs per square meter (between €230 and €250 excl. tax per m2 ), which are competitive with the rest of Europe, are key assets for Lyon’s real estate.

This project, designed by Swiss architects and urban planners Herzog & de Meuron, makes provision for the creation in the coming years of a mixed downtown neighborhood, combining offices, housing, shops, and local public facilities. 45% of the total of 350,000m² will be dedicated to the service sector.

The initial consultation phase is planned for 2012.

The year 2010 will see a number of important deliveries, including the Oxygène Tower (28,000m2), the Carat building (14,500m2) built by Icade and purchased by Générali, and the Open 6 building, designed by UTEI. In 2013, the Incity Tower (40,000m2 net floor space) will dominate the Lyon skyline, standing at 200 meters tall.

A further 400,000m2 net floor space will be available at Part-Dieu for new operations.
